Campbell Shores, a 62-lot single-family housing development proposed to be built near the intersection of 170th Street and Marschall Road, received the nod to proceed from the Prior Lake City Council on Tuesday, June 9.
Pinnacle Family Homes had requested approval of its preliminary plat and planned unit development on the 40-acre site, located directly north of the Springview Meadows neighborhood, west of Marschall Road and east of Campbell Lake. The property had been used for farming and contains several wetland and wooded areas. Because a PUD was being proposed, 50% of the development is proposed to be preserved as open space through outlots and conservation easements.
Four outlots will be deeded to the city and eventually kept as open space or used for park land dedication. Two of the outlots will serve as trail corridors.
Development plans will be reviewed with Scott County and its Watershed Management Organization. A roundabout is scheduled for construction near the proposed project, and the developers will take into consideration a trail underpass under Marschall Road and future stormwater ponding needs. Working in advance with both of the county entities will help streamline the development’s design process, according to Casey McCabe, Community Development Director.
Pinnacle will be the primary builder, and the development will feature custom-built homes with a price range of $750,000 to $1 million. Homes will be designed with full basements, a variety of walk-out options and with one or two stories.
